FSBO - Denver Homes for Sale

Online, there are many reasons to lean toward selling your home on your own.  The For Sale By Owner option is right for those willing to save on listing and marketing offered by established real estate companies.  Sure a sign in the yard, a web page and a few weekends of lost free time to save thousands may make sense up front.  However, to wait 90 to 365 days for your home to sell is not necessarily worth the savings.  With an active agent available to review the market with you, to price your home competitively, and to handle the legal and contract issues unquestionably to arise is the core reason to rely on knowledgeable, tech-savvy, experienced agent and agency.  Those with deep community relationships and an established network, are likely the better options to get your real estate sold.

One entity that proclaims to help DYI sellers, is the low fee agency.   While they have similar listing methods as those found at a traditional firm, they do typically lack the local network which sells a home fast.

One is Redefy.  The firm's stated mission: "... is to bring down the high cost of selling a home and pass those savings back to the seller."  They charge a flat fee. That flat fee includes the services of a traditional agent, starting with an in-home consultation, professional photography, yard signs, lock boxes, scheduling showings, marketing and advertising. On top of that, your home is listed on the MLS, which pushes your home onto thousands of websites including Zillow, Trulia and Realtor.com.

A traditional listing agent would typically charge you a negotiated rate (commonly a 3% commission for all those services). On a $400,000 home sale, that adds up to $12,000!

The low fee listing services claim to offer the same for less.  The core of why that is not true is called an Agent Network.
